At the top of Tomcat hill backed up to the Gold Beach city boundary facing Northwest this 0.43 acre city lot is waiting for a house. It has amazing views of the Rogue river entering the Pacific Ocean. It has stunning ocean views toward sunsets. The Patterson bridge is in view too. It sits where Rogue View Lane dead ends. This lot is the last of three developed many years ago when sewer and water was installed. Those services are in place and awaiting hook up. The electric transformer is already in place and is on the ground around 100 feet away from the property line. There is a flat building pad on the top of the lot and then the land rolls off and down to Little Creek Court below. That long slope off is your view insurance. Nobody can build in front of you. The east boundary is the end of city limits and is a large parcel of private land on a slope going up. There is no development on this slope just trees and deer, and the occasional elk. I have a set of custom home plans included with the sale of the lot. I had this home designed to sit on the top flat section so that all standard foundation and construction will apply (no engineering). I have already studied everything about this land. The geology is solid. There is no risk of slides here. The pad was cut years ago and is stable. There is one small area dug down to virgin that requires compaction prior to setting footings. The remaining trees you see in the pictures are on this lot. You can remove them too and have a unobstructed westerly view. This lot was my dream for many years until a cancer entered my life. Don't be sad for me. Make it your gain. There are many million dollar homes next to this lot. One currently on the market is listed for 1.285 Million. $800,000.00 seems to be the bargain basement value in this area. The house plans are for a quaint 2 story with open cathedral living room looking west. A stairway leads to a balcony where there is a sitting areas and bath.

This 0.70-acre residentially zoned lot in the Hunter Creek area of Gold Beach is wooded and private. With some clearing, there could be mountain views. The mature tree canopy provides natural buffering from neighboring properties. Utility infrastructure is established in the surrounding neighborhood. Close to the Rogue River, beach access, and all Gold Beach amenities. A compelling opportunity at $50,000 on the southern Oregon coast. Property lines on listing images are approximate.
